| The Laurels, Colchester: Booking Conditions 1. These conditions apply to all bookings made and override any conditions stipulated or referred to by the person making the booking (‘The Client’). The Client is deemed to have accepted these conditions. ‘Client’ means not only the person making the booking but all other persons on whose behalf the booking is made. 2. General
payment terms are as follows (please see Tariff for details): 3. Cancellation charges are applicable as follows: 4. This is a holiday let for the purposes of the Housing Act 1988 as amended and no security of tenure is conferred by this contract. 5. The property is not available until 15.00hrs on the day of arrival and the client will vacate the property by 10.00hrs on the last day of the booking leaving the property clean and tidy. Where the Client abuses the property or breaks any of the booking conditions, the owner reserves the right to terminate the holiday and repossess the property with no refund being made. 6. The owners reserve the right to charge the Client for breakages, damages or losses to the property or its contents. A security deposit will be held by the owner and returned less any necessary deduction within 14 days of the completion of the rental. 7. None of the contents of the property are to be removed at any time. Clients should bring their own towels for swimming or beach use. 8. The maximum number of Clients forms part of the booking conditions (maximum 8 persons) . The names of all persons occupying the property during the holiday let must be entered on the booking form. No other person is entitled to inhabit the property without prior consent of the owners. Smoking is not allowed on the property and pets are strictly forbidden in the property including the garden. 9. The owners reserve the right to withdraw or cancel any booking due to circumstances beyond their control and cannot be liable for any loss, expense, inconvenience or claim arising therefrom. In the event of cancellation by the owner a full refund will be offered. 10. Any breakages or failure in equipment should be reported to the owners as soon as possible. 11. The owners reserve the right to enter the property and garden for essential maintenance, collecting post and to mow the grass and water plants. The property is let on long term tenancy for 10 months of the year and the owners reserve the right to show the property to future tenants. This would be done only if necessary and at the convenience of The Clients.
